In the epic Shakespeare play, “Julius Caesar,” Caesar scoffed at the soothsayer’s warning to, “Beware the Ides of March,” as he was on his way to the Senate building in Pompeii. Caesar was murdered shortly thereafter and his life expired although his legacy will last forever.
Heed Your Agent’s Warning
It’s now mid March and many home sellers are attempting to enter the market place at what they perceive to be the ideal time. It’s not unusual for the person in this position to be tempted to wait. Wait until the weather turns warmer and the flowers, gardens and shrubery are in full bloom. They sometimes feel conflicted, however, because of the advice that they hear from different realtors with whom they speak, suggesting that the homeowner act now.
A Look at the Facts
There is plenty of data that supports the prudence of your realtor’s advice. Also consider that:
- It won’t be long before inventory will reach it’s peak for the year, thus each homeseller will have stiffer competition.
- While your property may show it’s best in May and June, so does that of your competition.
- Once Mother’s Day arrives, many buyers have already purchased their home, while others have turned their attention to different priorities.
So while conventional wisdom suggests that there is plenty of time left to the Spring Market, take the advice of your realtor and list now. It’s critical to the health of your investment.
