I accompanied a team member for part of her borker’s open house today. We had a great turnout as the offering is fairly close to town and there wasn’t much inventory to see. It was, for the most part, a great experience.
Both Sides
A good majority of the Realtors who visited were very positive. It’s very interesting for me to see the different Realtors in town and discuss the market with them. As usual, most were very pleasant and had complimentary things to say about the home and I appreciate their insight. A few even made appointments to show it over the weekend.
Then there was the small hand full of others who weren’t so pleasant.
Opinion Of Price
I feel honored when an agent asks me my opinion of price for their listing. It feels good to help them any way that I can, and I try to give them my most accurate opinion. As long as I have been in the business, however, I have felt that I shouldn’t offer my opinion without being asked. Not all Realtors share that sentiment.
Cause and Effect
Realtors generally work very hard preparing a market analysis for their clients. The last thing a Realtor needs is my un-solicited opinion.
Basically a market analysis is nothing more than a hypothesis – an intelligent guess based on empirical data. Let’s face it, at the end of the day there can be a bit of fortune involved also. Finding that right buyer at the right time can no doubt involve a bit of luck.
Piling On
The additional pleasure that a small number of the Realtors who visited today offered was their perspective on the home’s drawbacks. These are often the same agents who consistently offer their opinion on price. Perhaps it would be an advantage to me if I didn’t judge their behavior one way or the other. I often can’t help but think that it’s a personal envy of the listing agent that leads to their seemingly never ending skepticism. They must be resentful that they don’t have a home to hold open themselves. Rockwell’s perspective may just be right on.
Keep It Coming
Actually, now that I think of it, I hope those agents who feel the need to offer their perspective on pricing and the home’s drawbacks keep it coming. It often turns out that those are the homes that sell the fastest!
