For so many of us who work in real estate, July and August is our Shangri-La. Beautiful weather, the outdoors, vacations and closings! It certainly can be intoxicating and inspire a feeling of accomplishment. It also can create a false sense of security.
The Etiology of It All
There is a reason for it. Few are aware of how time consuming it is to service our clients, especially all the detail involved to ensure that their sale or purchase closes. Making your client your top priority is honorable and a responsibilty that you owe them of course. And yet the time that you do invest is time that you are not really prospecting for new business. (Other than the potential for referrals from that client as a result of the the exemplary service that you provided.)
Hence, because our business tends to flow in ninety day plus cycles, three months down the road our business may not be where we would like it to be.
Planning
Call me simple, but it took a few years for me to realize the conundrum that it can create if you don’t find a solution or plan your budget accordingly. Most solutions are obvious. Yet creating solutions is not the challenge. It’s far from “rocket science.” Time management and execution is what impedes us. Each day:
- Set aside time to stay in touch by phone
- Note cards
- Email updates
- Communication via social media
You can finish the list yourself I’m sure. The key is to have a back up plan, and that’s a budget that accommodates the slower times.
Enjoy
Yes the heart of summer is here and it’s time to enjoy your Shangri-La. You can be sure that I am. But come Q4 and Q1, if you are one of the many living deal to deal, don’t say I didn’t tell you so!
What ways have you created to develop a more consistent flow of business?
What works for you as far as budgeting?
